I have applied for a Certificate of Lawfulness under the Permitted Development description to replace the existing porch on a house I have inherited.
This has been rejected because although the basic measurements porch meet the criteria, the roof is 20 cm too high. I have explained that the new roof is at exactly the same height as the one that was removed and that it is the same height as the properties either side of it.
I am told that this makes no difference because the rules have changed since the house was built some 60 years ago. I have suggested to the council official that there are many porches in the street that have been erected on the same basis, but this has made no difference to his decision. Can anyone help – what can I do about this?
